A month to month lease is a standard term of agreement between a landlord and
a tenant. Most landlords these days offer a month to month rather than a year
long lease.
Why do landlords use month to month leases?
These are more attractive to tenants. Some tenants don't want to be locked
down into a year lease. Unplanned things happen and tenants don't want
to spend that extra money if they have to break the lease. It is also beneficial
to the landlord because if they are having problems with tenants they they have
the option of asking them to leave.
Can a landlord raise the rent on a month to month?
Yes, in fact it is easier to raise the rent because a year lease states a rent
amount that holds the tenant to a year of paying the same rent. If the landlord
choose to raise the rent on a month to month, all he has to do is inform the
tenant 30 days in advance that the rent for the following month is going up.
Are the landlord's responsibility the same
in a month to month lease.?
Unless otherwise noted in the lease a landlord must take care of things like
the outside property, pay the utilities unless the lease says otherwise. But
all the rules can change because it is a month to month but the landlord must
abode by their own lease at least for the month.
